Wishlist Property Management utilizes streamlined tools to work with potential tenants and clients through the leasing process.

Our system is driven by the RentRedi Platform.  All applications, documents, and rent/fee collections are shared on this platform for easy access by all parties.

 

The Tenant Screening Process is SIMPLE: 

1) Prequalification - we use a FREE 2-minute prequalification to do a quick check as it relates to our Tenant Selection Criteria.  Once a tenant fills this out, so long as there are no red flags, we can proceed with Step 2.

2) Showing - The showing occurs at a time convenient for the tenant and gives them a chance to view the property without putting down any money.  If the tenant decides they want to move forward, then we proceed to Step 3.

3) Application - All adults over the age of 18 who will be occupying the property must fill out the application and complete the background check. Once this is submitted, Wishlist will reach out to employers to verify income and references or past landlords to verify character.  As long as everything checks out, the lease will be sent for signing!  

4) Leases must be signed within 24 hours of receipt to keep the process moving.

 

Tenant Selection Criteria:

1) Income - ideally the tenants occupying a Wishlist property will have a consistent income of 2.5 - 3x times the rent of the unit.  

2) Credit - Credit is important as it shows the tenant's ability to pay on time.  Credit scores of 600 or greater are generally accepted without issue.

3) Rental history - Wishlist reserves the right to call past landlords to get a sense of the tenant's payment history. 

4) Criminal history -  Understanding whether the tenant has a criminal record is an important step in the process. 

If a client is interested in leasing a property with Wishlist with more relaxed criteria than above, there are various ways we can still proceed if the situation warrants it.  Whether it's increasing the security deposit, or adding a co-signer/ guarantor, we can discuss the best route for all parties.
